Policies

Tiny Digs is an unconventional hotel, so please read the policies carefully to ensure an optimum experience. By booking a reservation on our website, you agree to abide by our terms and conditions outlined below. Tiny Digs reserves all rights to refuse service to any guest of the hotel who does not follow or comply with hotel policies.

PAID IN FULL AT BOOKING & DEBIT CARDS

Tiny Digs collects payment for your entire stay at the time of booking as the deposit. If you choose to use your debit card for your stay, Tiny Digs will charge the full anticipated dollar amount of your stay through your departure date. Any funds due back to your debited account for cancellation may take 4-15 business days to process. Additionally, your financial institution may have a contracted amount of time before the funds are released back to you, which can take up to 15 business days. If you have a special request regarding payment at the time of booking, please give us a call and we might be able to accommodate it. The charge to your card will appear on your statement under the name of our credit card processor "STRIPE".

SELF-CHECK-IN ANYTIME AFTER 4 PM

A few days before guests arrive we reach out via email to provide everything needed to check themselves in any time after 4 pm. Staff is not always on-site, but always available by phone. We are a gated property and use key padlocks, so all the current codes will be provided in that email.  We can also provide a luggage locker or accommodate an earlier check-in if the schedule allows - just let us know. Tiny Digs will make every effort to honor special requests.

 

CHECK-OUT

Check-out is at 11:00 AM. If you require a later check-out, please contact us before 5:00 PM on the day prior to departure, and we will do our best to accommodate your request, depending on availability. A charge may apply.

 

TAXES

16% lodging tax is added to all reservations (Multnomah County Transient Lodging Tax: 5.5%, Portland Transient Lodging Tax: 6%, Portland Tourism Improvement District Fee: 2%, Portland Tourism and Hospitality Recovery Surcharge 1%, Oregon Transient Lodging Tax: 1.5%)

All tiny house reservations require a valid credit/debit card.

PARKING

Street parking is generally available and does not require a permit. It’s free, yay.  Guests should park in accordance with posted guidelines.

 

WAITLIST

Tiny Digs maintains a waitlist for nights that are fully booked.  To be placed on the waitlist, email us at
hello @ tinydigshotel.com and include the following: your phone number, arrival, and departure dates, number in your party, whether you’re traveling with individuals under 18, and if you’re hoping to secure a pet-friendly room, please describe the weight of the dog(s).  If a tiny becomes available we will contact the person at the top of the list, which may include a response time limit, after which we will contact another guest. 

CANCELLATION POLICY

We require fourteen (14) days advance notice for a 96% refund (4% goes towards the credit card transaction fee). If guest cancels within seven (7) days before arrival, a 46% refund will be given. If you cancel within less than seven (7) days prior to your scheduled arrival, a refund will only be granted for the night(s) that Tiny Digs is able to rebook the tiny house, minus a $25 fee. If Tiny Digs is unable to rebook the tiny house, a refund will not be granted and you will be charged for all of the nights of your canceled reservation. Refunds will not be granted for no-shows or failure to cancel your reservation.

ACCESSIBILITY

Our tiny houses are unique and different from standard buildings (steep stairs for example) and are not wheelchair friendly.  Because of these arrangements, we encourage you to carefully read the description of each tiny on our website.  By making a reservation at Tiny Digs, you acknowledge and accept that our tiny houses are atypical structures, are not wheelchair accessible, and may present unique and non-standard conditions and/or risks including but not limited to:

  • Narrow, steep ladders/stairs and open loft ledges

  • Narrow doorways

  • Low ceilings in loft areas

PETS

Friendly, well-behaved pets are welcome in pet-friendly tiny houses for an additional one-time pet fee of $50.00, per pet; there is a limit of two pets per tiny house.  The combined weight of the pets cannot exceed 50 pounds. Pets may not be left unattended in a room.  Pets must be supervised at all times and be on a leash in public spaces.  Should we receive a complaint, we will contact you to let you know that if we receive a second complaint, you will be asked to leave the hotel without a refund.  We reserve the right to ask owners of aggressive or excessively loud animals to leave without a refund.

 

Tiny Digs has the right to charge a pet deposit of $100 for each pet staying in a tiny house.  This will be refunded upon check-out if there are no damages.  If your pet causes property damage, you will be liable for repair costs.  If your pet causes damage to another guest or their property, you will be asked to leave the hotel without a refund. 

 

A fine of $250.00 will be billed to you if a pet is discovered in a non-pet-friendly tiny house.  This covers additional cleaning that must be done for future guests that might have allergies. 

“Service animals” are allowed at no extra cost. 

HOTEL DAMAGES
If you, a member of your party staying at Tiny Digs Hotel or one of your guests who may visit you,
or a pet/service animal causes property damage, you will be liable for all costs including but not
limited to repairs, cleaning, or replacement including all parts and labor costs. If you or your pet
causes damage to another guest or their property you will be charged accordingly and you will be
asked to leave the hotel without a refund.

 

HOUSEKEEPING

Linens and towels are included in the tiny house, daily maid service is not included.  If you should need anything refreshed (coffee, towels, toilet paper) during your stay, contact a staff member on-site or call/text 1-503-406-2944.

 

During stays longer than 10 days, Tiny Digs requires cleaning of the tiny every 5-7 days to refresh and replenish (cleaning, emptying garbage, changing sheets, towels, coffee, tea, etc.).  The date and time will be prearranged with you in advance.  During cleaning, if we observe any pet damage we reserve the right to terminate your stay. 

SMOKING OR VAPING

Smoking of any kind or vaping is prohibited in all of the tiny houses as well as on the grounds of the hotel.  If you choose to smoke, you’ll need to go beyond 10' outside of the property gate.  This ensures that other guests can have a smoke-free environment, especially those who opt to leave their windows open.  Please dispose of your cigarette butts in the designated receptacles and not inside the tiny houses.  A $250 fee will be applied for smoking or vaping, of any kind on-site. 

QUIET HOURS

10 pm - 8 am The City of Portland requires that noise be significantly reduced after 10 pm, we also want to be courteous to our other guests and our neighbors so people can sleep.

CANDLES

Due to fire hazard, burning candles are not permitted inside the tiny houses. If the use of candles is discovered a fine of $250 will be applied to your credit card. 

 

AGE RESTRICTIONS

Guests must be 18 years or older to check-in without a parent or legal guardian. 

 

PROMOTION POLICY

If you choose to take advantage of any promotions offered through Tiny Digs, please follow all restrictions associated with each offer.  Management reserves the right to change or cancel promotions but will honor those booked within the promotional period.

NO IN-ROOM PARTY POLICY

Unless your group has reserved the entire hotel, Tiny Digs enforces a NO IN-ROOM PARTY POLICY.  This ensures we can protect the hotel and our guests at all times.  In the event of a disturbance, a warning will be given, however, if this warning is not honored and a second complaint is received, the guest will forfeit all fees and must leave the hotel immediately.

 

AMENITIES

The amenities vary from tiny to tiny, so be sure to check each listing for exact offerings.  All tiny houses include heat and A/C.  Bedding and linens are provided (including any needed for temporary beds upon request, folding couches).  Bathrooms include a sink (though some are located outside the bathroom), a flushing toilet, a stand-up shower, shampoo/conditioner, soap, towels, and hair dryers.  Kitchen features include a refrigerator, light cooking option (except where noted), dishes, glasses, coffeemaker, hot water kettle, can/bottle/wine opener, organic coffee, organic teas, and silverware.  Irons and ironing boards are available, upon request. 

There aren’t any televisions at Tiny Digs, so if you want to see that special game or show, consider going to one of the many establishments nearby to watch.   The hotel does have free WiFi so if you have a computer or tablet you are welcome to stream movies or other videos.

 

LIABILITY

Now, the really fine print. 

 

Force Majeure

Tiny Digs accepts no liability and will not pay any compensation where the performance of its obligations is prevented or affected directly or indirectly by or as a result of force majeure or any circumstances beyond its reasonable control including, but not limited to flood, earthquake, extremely adverse weather conditions, natural disasters, other acts of God, acts of terrorism, pandemics, protests, fire or failure of electric power, gas, water, or other utility services, plant machinery, computers, vehicles or any collapse of building structures.

 

Limitation of Liability

Tiny Digs will not be responsible for the loss or damage of any property left in a tiny house other than as required under Oregon law. Tiny Digs will not be liable for any indirect, consequential loss or pure economic loss (whether caused by the negligence of the Company, its employees, contractor, or agents or otherwise). Tiny Digs’ total liability shall not exceed the value of the Contract.

 

Nothing contained in these terms and conditions may be read or construed as excluding any liability for death or personal injury caused by Tiny Digs’ negligence or liability for fraud or fraudulent misrepresentation.  These terms and conditions will be governed by and construed in accordance with the laws of the state of Oregon, without regard to conflict-of-law principles.

 

Tiny Digs is not liable for any personal injuries resulting from staying in or using Tiny Digs. The signer indemnifies and holds Tiny Digs harmless against any and all such claims, including attorney’s fees incurred in defense of such claims.
